NOW IS THE TIME TO BUY! The Short Sales are turning into foreclosures & the Bank Owned properties are plentiful now. Also the word is that even more forclosures are coming!
The inventory to choose from remains plentiful & the prices have adjusted back a decade or better. I have seen more than one case where the house sold for the same price as it did in 1965! I'm not sure if that is good or bad! I guess it depends on what end of the stick is yours.
The three primary categories of residential real estate now are: 1) REO/Bank Owned/Foreclosure 2) Short Sale 3) None of the Above! There is abundant inventory in all categories.
Most "None of the Above Seller's" are bending over backwards to make a deal work when they do get an offer; especially if they have to sell. The banks will typically start coming down on their already bargain priced properties after they are on the market thirty days or better. Short Sales can be the best bargain of all if you are not in a hurry! The constant in all of this is that the buyers and investors that are here now are getting some UNBELIEVEABLE DEALS… far below replacement cost. That is why vacant land sales are at an all time low.
Mortgage rates continue to be at historic lows. Insurance, especially on newer homes is still very reasonable. Floridians did vote in Jan 08 to increase the Homestead exemption & capture portable tax savings from owning a Homesteaded property for a number of years.
When you come here & look around it is easy to see why Venice was again recently declared in the top ten places to retire or buy a second home, this time by US News & World Report & USA Today. In recent years past Venice was voted one of the best small towns in Florida---by Florida Trend Magazine & in the top 10 communities in the country for a second home by Forbes Magazine.

Personal
Kelley Ann is a fifth generation Floridian from Tampa Bay living most of her life on the waterfront. Kelley Ann started her real estate carreer as an assistant to the most successful real estate team in Sarasota county & in the one percentile among realtors nation-wide; her parents Annette & Albert Ayers of Michael Saunders & Company. The unique opportunity with her parents placed Kelley Ann on the fast track of learning from a “couple of old pros” and as a result, with ten years in the business, she has now experience in closing over $150 million, mostly residential waterfront on Casey Key.
In January of 2004 Kelley Ann set a high standard in the Englewood commercial sector with the sale of “George’s Car Wash” now “The Englewood Car Wash”. With her fine-tuned knowledge, experience & personality Kelley Ann brings excitement & enthusiasm to our area's real estate market!
In the Fall of 2006 Kelley Ann added a weekly radio show to her activities and continued to fill the airways with real estate knowledge until June 2009. The "Sale Pending Show" aired live on Saturday afternoon at 1:00 with an encore on Sunday at 9 AM. The show featured weekly state-of-the-market reports, Tax Reform updates, informative-distingushed guests & must know info for buyers & sellers Let's Get You Sale Pending was the famous tag line!
Also in the fall of 2007, after Kelley Ann spoke before the powerful State of Florida Taxation and Budget Reform Commission, some of the reporters at The Sarasota Herald Tribune labled Kelley Ann as a "Tax Reform Activist" and culminated in a feature article "Real Estate Chat" with Kelley Ann Ayers!
Kelley Ann is very active in the community serving as a Trustee of the Beach for South Venice, a five year appointment overseeing assests worth over 10 million dollars including the private 1300 foot deeded beach of South Venice. Kelley Ann also serves on the Board of Directors for the South Venice Beach Civic Association & is chairperson for the Marketing & Promotions Committee, Membership Development, plus the Social & Fundraising Committees.
Prior to moving to Venice & joining the real estate industry Kelley Ann owned & operated a landscape design & contracting firm in Maderia Beach Florida. Fresh out of college she had joined the family retail business for a decade before moving to the beach & starting her landscaping career.
